Lease Lengths

 

There are two types of room lease available that you will select from after picking your room during the Room Ballot. These are the 30–week lease and the extended lease.

The 30–week lease

The 30–week lease is the default arrangement, which runs for 10 week periods spanning each term. In general each lease period is:

·         Michaelmas Term:

o    First years: Matriculation day until the second Sunday following the end of Full Term. International Freshers can request to come into residence from the Thursday prior to Matriculation Day for an extra fee per night until their lease begins.

o    Second, third and fourth years: From 4pm the Sunday prior to Matriculation day until the Sunday following the end of Full Term.

·         Lent Term:

o    All years: The Saturday prior to the beginning of Full Term until the third Sunday following the end of Full Term.

·         Easter Term:

o    First and second years: The Saturday prior to the beginning of Full Term until the second Saturday following the end of Full Term.

o    Third and fourth years: The Saturday prior to the beginning of Full Term until the Friday during Graduation Week.

Each lease period ends at 10am promptly on the stated day; rooms must be vacated by that time.

Vacation accommodation

On the 30–week lease, students wishing to remain in residence during a vacation may have to move rooms if Conferencing or Admissions require the room for College guests. Students in residence for all or part of a vacation will pay the academic or non-academic rate per night, along with a daily Establishment Charge (excluding the Christmas College closure when EC does not apply).

Rent

The rent charged to students per term on the 30–week lease is:

Termly rent (30-week lease) = Weekly rent x 10

N.B. 70 is the average number of nights per term. Therefore the termly rent is calculated for a 10 week period.

Establishment Charge

The EC charged to students per term on the 30–week lease is:

Termly EC (30–week lease) = Cambridge colleges average termly EC from the previous academic year + estimate of cost increases for the current academic year (e.g. food, labour and VAT)

N.B. The termly EC is calculated for a 10 week period.

Timing of charges

The termly rent and EC and any additional rent and EC for vacation accommodation (if applicable) are charged to College accounts as follows:

·         Rent and EC for Michaelmas Term are charged to College accounts at the beginning of Michaelmas Term.

·         Rent and EC for Lent Term and the Christmas Vacation (if applicable) are charged to College accounts at the beginning of Lent Term.

·         Rent and EC for Easter Term and the Easter Vacation (if applicable) are charged to College accounts at the beginning of Easter Term.

·         Rent and EC for the Long Vacation (if applicable) are charged to College accounts at the end of Easter Term.

The extended lease

This lease is primarily aimed at students wishing to remain in residence over the Christmas and Easter vacations without them having to move rooms for the duration of the vacation due to Conference and Admissions activities.

If you pick the extended lease at the time of the Room Ballot, this is binding and you will have the pay the rent for the full lease regardless of whether you later chose to go home for a vacation.

Availability

Due to Conferencing and Admissions events during vacation periods, the extended lease is not available in all areas of College accommodation. The Room Database highlights which rooms have the option of the extended lease.

The following rooms are available on the extended room lease:

·         Bene’t 2–44

·         Botolph 1–25

·         6TS 1–18

·         8TS 1–5

·         Newnham House

·         M staircase

·         N staircase

·         O staircase

·         P staircase

·         Q staircase

Duration of the extended lease

Due to the complete closure of the central College site for approximately a week and a half over the Christmas period, the duration of the extended lease varies as follows:

·         Leases in Old Court: 38 weeks from 4pm the Sunday prior to Matriculation day until the Sunday following Graduation Week of Easter Term. These leases exclude the College closure period during the Christmas vacation (around December 24th until January 4th). Students on this lease wishing to remain in residence during the Christmas closure will be required to move rooms (most likely to Botolph or T-Street).

·         Leases in Bene’t, Botolph and T-Street: 39.5 weeks from 4pm the Sunday prior to Matriculation day until the Sunday following Graduation Week of Easter Term.

Each lease ends at 10am promptly on the stated day; rooms must be vacated by that time.

Long vacation accommodation

On the extended lease, students wishing to remain in residence during the Long Vacation may have to move rooms if Conferencing or Admissions require the room for College guests. Students in residence for all or part of the Long Vacation will pay the academic or non-academic rate per night, along with a daily EC .

Rent

The total rent for the duration of the extended lease is divided into three equal termly payments. The rent charged per term to students on the extended lease is:

Termly rent (extended lease) = (Weekly rent x lease duration) / 3

N.B. The lease duration is 38 weeks for Old Court and is 39.5 weeks for Bene’t, Botolph and T-Street.

Students on the extended lease in Old Court remaining in College accommodation in a temporary room during the College closure period will be charged the nightly rent of the room allocated for each night they remain in residence during the closure. There will be no EC fee for this period.

EC

The total EC for the duration of the extended lease is divided into three equal termly payments. The EC charged per term to students on the extended lease is:

Termly EC (extended lease) = Termly EC (30-week lease) x 1.26666

N.B. 38 weeks is used to calculate the termly EC (extended lease) regardless of which accommodation block the lease is in so that no EC is charged for the Christmas College closure period.

Timing of charges

The termly rent and EC are charged to College accounts as follows:

·         Rent and EC for Michaelmas Term are charged to College accounts at the beginning of Michaelmas Term.

·         Rent for students on the extended lease in Old Court who remained in residence during the Christmas College closure in a temporary room is charged to College accounts at the beginning of Lent Term.

·         Rent and EC for Lent Term are charged to College accounts at the beginning of Lent Term.

·         Rent and EC for Easter Term are charged to College accounts at the beginning of Easter Term.

·         Rent and EC for the Long Vacation (if applicable) are charged to College accounts at the end of Easter Term.
